 At CJA we try our best to reduce the day-to-day hassle for our students whilst also giving parents piece of mind. We provide a complete service for a ‘standard rental fee’ of our student rooms and properties. Swindon is not your typical student town so finding accommodation can be challenging. CJA have a trusted and respected relationship with local landlords and agents. We secure properties with higher deposits and provide company guarantees to make the process smooth for our students. Here’s what you get for your money:

UTILITIES ARE INCLUDED

Your rent includes a TV license (live and on-demand), water, gas and electric. CJA will manage and monitor all utility bills for the property, including things like switching suppliers, meter readings and smart meter installations. ALL THIS WILL SAVE TIME AND HASSLE FOR STUDENTS AND PARENTS! 

WIFI/INTERNET IS INCLUDED

Students will enjoy wifi/internet for all CJA properties. CJA will organise and cover the cost of installation and monthly payments. As well as sorting out renewals or the switching of suppliers. GUARANTEED INTERNET CONNECTION FOR STUDIES AND ENTERTAINMENT. 

COUNCIL TAX

Full time students don’t have to pay council tax for most of your time here. CJA will ensure that you don’t get charged, or in the rarest of cases that you don’t receive a court summons for unpaid council tax. YOUR THIRD YEAR GRADUATION IS IN JULY BUT THE HOUSING ENDS IN AUGUST. THIS 4-6 WEEK PERIOD IS COVERED BY THE RENT THAT YOU PAY TO CJA. 

GENERAL HOUSE MAINTENANCE

Our maintenance manager responds to every reported maintenance problem and will asses the issue before calling a professional. Here a few of the ‘easy fixes’ which we encounter on a regular basis:

  • heating not working because the thermostat needs batteries;
  • a broken oven, no lights or no power because of a tripped fuse;
  • oven doesn’t work due to the clock not being reset after a power cut;
  • washing machines blocked with hair pins, coins or general fluff;
  • fridges not cold because the temperature dial has been knocked by accident.In a majority of cases the CJA maintenance manger will save the £150-£200 minimum call out fee charged by most electricians, plumbers and high street letting agents. MAINTENANCE IS A HUGE PART OF WHAT WE DO AT CJA! WE WILL ALWAYS ASSESS MAINTENANCE ISSUES AND HELP STUDENTS WITH THESE LEARNING CURVES. OF COURSE THIS IS ALL INCLUDED IN THE RENT YOU PAY.
MONTHLY CLEANERS

Although you’re expected to keep on top of your own cleaning CJA cleaners will perform a general clean once a month. WE ALSO COVER OVEN AND FRIDGE/FREEZER CLEANING SO THAT YOU DON’T HAVE TO WORRY ABOUT THOSE BIG TICKET ITEMS.

GARDEN MAINTENANCE

Some of our houses have gardens. CJA gardeners will periodically mow the lawn and weed your garden; all inclusive of your rent to CJA. AS A STUDENT A LAWNMOWER MIGHT NOT BE TOP OF YOUR ‘TO BRING’ LIST. 

ACCIDENTAL DAMAGE

Accidents do happen. If any item on the inventory gets damaged it will obviously need to be replaced. Using our experience and local knowledge CJA can often recommend cheaper replacement items than student’s can source themselves. CJA ARE ALWAYS ON HAND TO HELP. 

WORKING WITH LANDLORDS

CJA maintenance work closely with landlords to prevent houses from falling into disrepair. We will take care of the more minor jobs ourselves such as:

  • cleaning windows;
  • clearing guttering of leaves and debris;
  • checking boiler pressure and bleeding radiators, etc.

Houses do need more substantial repair work from time to time. CJA will identify and report these issues directly to the landlords. We will manage access for tradespeople, communicate with students and landlords, and monitor the progress of the repair work, taking away hours, days or even weeks of hassle. MOST IMPORTANTLY, WE ENSURE THAT OUR LANDLORDS HAVE UP-TO-DATE GAS SAFETY CERTIFICATES AND ELECTRICAL CERTIFICATES SO ALL OF OUR HOUSES ARE SAFE AND SOUND. 

24/7 EMERGENCY PHONE NUMBER

CJA will provide students with an out-of-hours emergency 24/7 telephone number. This number is ONLY to be used for issues that cannot be managed during our usual 9am to 5pm hours and include things like:

  • being locked out of the house with no house mates at home to let you in;
  • water leaks, heating and hot water issues;
  • a broken oven, no lights or no power because of a tripped fuse. etc.

FOR MANY STUDENTS THIS IS THEIR FIRST EXPERIENCE OF LIVING AWAY FROM HOME. WITH THIS IN MIND WE UNDERSTAND THAT NOT ALL CALLS WILL BE AN EMERGENCY SO FOR THIS REASON STUDENTS WILL NOT BE CHARGED FOR NON-EMERGENCY CALLS. 

LOCAL SERVICES ADVICE

CJA are very happy for our students to tap into our local knowledge, such as:

  • obtaining parking permits;
  • ordering replacement bins and getting specific council bin bags delivered;
  • local recycling guidance and bin collection days;
  • doctor surgery locations, etc 
MONTHLY HOUSE INSPECTIONS

CJA perform monthly house checks which cover the following:

  • house is being kept to a good clean standard;
  • check and test all smoke and carbon monoxide alarms;
  • general boiler and pressure inspection;
  • general house maintenance issues that might not have been spotted or often not reported. This can stop things escalating to a point where they affect the students. 
PEST CONTROL PRECAUTION

Although the aim is to not have to call them, CJA also have a contract with a local pest control company so that they prioritise us and come to sort and help with issues as quickly as possible. In problem areas they also do monthly checks to try and prevent any issues.

EXIT CLEANING

When you leave you property, we know you’ll do a clean and empty the house of your belongings. There’s always an element of further cleaning, like ovens, windows, fridge freezers and carpet cleaning. This is something we also have to factor into the rent.
